The Challenge

A luxury brokerage specializing in Dubai Islands properties was facing a familiar problem at scale. Thousands of clicks from Instagram and Google Ads were flooding in, but fewer than 2% converted into meaningful conversations. The sales team was spending 70% of their time on unqualified leads who were just browsing.

The existing website was a static brochure. No way to distinguish a serious investor from a casual browser. No intelligence on what properties visitors explored, what budgets they could afford, or how engaged they actually were. Every lead that filled out a generic contact form got the same follow-up call, regardless of intent.

They needed more than a redesign. They needed a platform that could identify buyer intent from behavior, qualify leads automatically, and arm the sales team with actionable intelligence before the first conversation.

Our Solution

We built a complete intelligence platform across six integrated systems.

Interactive Aerial-to-Map Experience

The centerpiece of the projects page is a custom aerial photograph of all five Dubai Islands with interactive SVG polygon overlays. Visitors hover over island zones to see highlights, then click to trigger a Framer Motion crossfade into a live Mapbox GL map centered on that island. Clustered gold pins mark every available project. Hovering a pin highlights the corresponding project card in the side panel, and vice versa. The island polygon paths are managed in Sanity, so the marketing team can update zones without touching code.

AI Concierge Chatbot

We built a multi-turn AI assistant powered by GPT-4o with a tool-calling architecture. The chatbot has access to 10 specialized tools: project search with bedroom/price/island filters, detailed project information (with gated pricing), island overviews, mortgage calculation using UAE-specific rules (EIBOR rates, 20-25% down payment requirements), blog content for market updates, FAQ lookup, lead capture, returning visitor profile loading, and live agent handoff via WhatsApp or email. The system prompt dynamically adjusts based on conversation depth and known-lead status, escalating toward lead capture as engagement increases.

Behavioral Lead Intelligence System

Every visitor interaction is tracked and scored: page views, scroll depth, gallery browses, map interactions, brochure downloads, floor plan requests, mortgage calculations, and time on page. Each action type carries a point value, and scores decay over time (80% at 7 days, 50% at 30 days, 20% at 60 days) to keep the pipeline fresh. Before a visitor ever submits a form, all events are buffered in localStorage under an anonymous ID. The moment they identify themselves through any channel (form, chat, or brochure gate), the system retroactively merges all pre-capture behavior into their lead record. From day one, the sales team sees the complete picture.

Budget Intelligence Extraction

Every mortgage calculator interaction is parsed server-side to build a structured budget profile. After multiple sessions, the system knows each lead's maximum property price, average price range considered, comfortable monthly payment, preferred loan term, and typical down payment percentage. Sales agents see this data before their first call.

Custom CRM Dashboard (Sanity Studio Plugin)

We replaced the default Sanity document view with a CRM-grade lead intelligence dashboard built as a custom Studio plugin. It includes KPI cards (total leads, hot/warm/cold counts, daily submissions), a hot leads priority table, and individual lead profiles with tabbed sections for contact info, intelligence scores, per-project engagement breakdowns, full activity timelines, and agent notes.

AI SEO Optimizer (Sanity Studio Plugin)

A second custom plugin gives the content team in-Studio AI tools for SEO. It scores any document across 10 weighted dimensions (meta quality, image alts, content depth, heading structure, internal links, and more), then generates optimized meta titles, descriptions, alt text, and content rewrites with a single click. Batch mode processes the entire site. A competitor analysis tab fetches and benchmarks rival URLs. All AI usage is budget-controlled with monthly caps and operation limits.

Three-Tier Gated Lead Capture

Lead capture is layered by commitment level. Light gates (email or phone) unlock mortgage calculator results. Medium gates (name, email, phone) deliver tracked brochure downloads through a proxy API that prevents link sharing. Deep gates on unit-specific floor plans capture the highest-intent leads. Every download is tracked and attributed to the lead profile.
